Abstract

Property stigma refers to some characteristics, features, social values, or an event relating to land and buildings that can create a negative perception of a building, land, project, or neighbourhood area. Property stigma was identified as a significant factor contributing to the number of overhang residential units in Malaysia. This paper aims to develop a PLS-SEM model using stigmatized property dimensions on Clio2 Residence, an overhang strata residential scheme in Putrajaya. External and internal stigmas are significant factors causing unsold property units in Clio2 Residence.

Norulelin Huri is a junior lecturer at Universiti Teknologi MARA (UiTM), Shah Alam. She obtained her master's degree from UiTM in 2021. She holds a professional qualification as a registered valuer. She's interested in applied valuation and real estate. She was inspired to pursue a career in academia after successfully accepting a position as a lecturer at UITM. In addition to professional skills, she needs a doctorate in philosophy to become a lecturer

Zarita Ahmad Baharum, Senior Lecturer, Studies of Real Estate, School of Real Estate and Building Surveying, College of Built Environment, Universiti Teknologi MARA, 40450 Shah Alam, Malaysia

Dr Zarita Ahmad Baharum is a senior lecturer at Universiti Teknologi MARA (UiTM) Shah Alam. She received a Doctor of Philosophy in Built Environment from UiTM in 2006. Her current field placement is with UiTM. She is interested in property management, property investment and economics. She was inspired to pursue a career in the academic field after she managed to graduate PhD on time in 2006.

Kien Hwa Ting, Professor, Department of Real Estate, Faculty of Built Environment, Tunku Abdul Rahman University of Management and Technology, Jalan Genting Klang, 53300 Kuala Lumpur, Malaysia

Ting Kien Hwa is a former professor of property investment at Universiti Teknologi MARA (UiTM) Shah Alam. He received a Doctor of Philosophy in Finance from Universiti Putra Malaysia in 2006. He is currently a Professor of Real Estate at Tunku Abdul Rahman University of Management and Technology, Kuala Lumpur. He possesses professional qualifications from BOVEAP, RISM and the Malaysian Board of Technologies. He is passionate about real estate studies, property management, and property investment.

Graeme Newell, Professor, Department of Economics, Finance & Property, School of Business, Western Sydney University, Australia

Graeme Newell is Professor of Property Investment at Western Sydney University. He has over 40 years experience in property education and research, having received numerous research grants and his applied research has been published widely. Graeme has strong links to the property industry, both in Australia and internationally. He has been a member of APREA for many years and has done several research reports for APREA concerning Asia REITs, and the significance of real estate in Asian pension funds.
